Conditions of use:

We operate a no smoking policy inside the premises, however we do allow smoking outside on the veranda! Pets are welcome by prior arrangement in Double Ensuite - Ground Floor only, leading to the garden. Children welcome.

Check-In time: 13.00 and Check-Out time: 10.30. You may arrive earlier or depart later by prior arrangement. Tel: +44 (0)1303 253341

Please would you let us know an approximate time of arrival, (especially if arriving after 13.00 and before 17.00,) to ensure we are available to meet you.

Booking terms:

To book a room a deposit is required this is the price of the first nights stay.

Cancellations and Insurance:

Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately telephone +44 (0)1303 253341. Please ensure you have your credit / debit card details handy in order that we can arrange for the refund (where applicable) to be made. You may if you wish do this by e-mail but, if so then split the card details into 2 e-mails for security reasons"
For cancellations made up to 72 hours before your booking you will not be liable for the total balance. For cancellations made after this time or by failing to take up the booking without cancelling you will be liable for the total amount. For this reason you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker.
